Fiona Creed, regional sales and marketing director for Taylor Wimpey Southern Counties, said: “It can take years to save for a deposit, but as first time buyers only need a 5% deposit using FirstBuy or NewBuy, these schemes are making it much easier and more affordable for them to turn their dreams of home ownership into a reality.”
FirstBuy works through a joint loan of 20% from the Homes and Communities Agency (HCA) and Taylor Wimpey, which means that you only need put down a 5% deposit and obtain a 75% loan-to-value mortgage. The loan is repayable at the end of the mortgage term or when the property is sold. To be eligible, you must be first time buyers earning a household income of less than £60,000.
NewBuy is available on brand new properties up to the value of £500,000, meaning credit-worthy first time buyers and home movers with limited equity in their existing house only need pay a minimum deposit of 5% of the value of the property and can benefit from the increase in availability of 95% loan to value mortgages.
Fiona continues: “First time buyers aren’t the only people we aim to assist with their new home purchase – some house hunters are struggling to sell their current property, which is where part exchange comes in. It provides a fantastic solution to your home sale problems as we act as the cash buyer, saving you the time and hassle of finding one, which in turn leaves you free to move into your new home as soon as it’s ready.”
Under the Part Exchange scheme, Taylor Wimpey buys your current home at an agreed price, saving you the stress and expense of finding the right buyer. With no need to instruct estate agents, you’ll also be saving money on fees, leaving you with spare cash to spend on the more exciting things like furnishing your new home. Plus, with no chain to maintain, your move can be arranged so you’re in the property in next to no time.
