Charles Church lays foundation for the house hunters in Basingstoke
One of the region’s leading housebuilders has opened its latest development in Basingstoke enabling house hunters to secure a new home with as little as five per cent deposit.
At Sherborne Fields, on Aldermaston Road, Charles Church is offering a range of three and four bedroom homes just outside the old market town. The development is situated close to convenient transport links including Basingstoke Railway station less than three miles away offering journey times into London in under an hour.
Despite the marketing suite being open a little over a month, interest in properties at Sherborne Fields has exceeded expectations with many customers asking about the various schemes and incentives that could help them move into their new home more easily.
Sharon Eldred, head of sales at Charles Church Southern explains. “News about the Government-backed Help to Buy scheme has definitely filtered through and many customers are particularly attracted to the possibility of owning a new home without the hurdle of a large deposit.
“We have already sold four properties using this scheme in the first month of opening, but that is not the only incentive available. Our sales advisors are able to explain all of the options and schemes available such as part exchange or Home Change which also assist customers and make the move easier.”
The Help to Buy initiative was announced by the Chancellor during this year’s budget. Under the scheme homebuyers can secure their new home with a minimum of just five per cent deposit which is then combined with an equity loan from the Government equivalent to 20 per cent of the property’s value, with no interest to pay for the first five years and a favourable rate after that. A mortgage is then secured on the remaining 75 per cent of the property’s value.
Sharon continues: “Home Change is another excellent scheme that can help buyers to make their move more quickly. Under the scheme Charles Church’s sales advisors take the hassle out of selling the buyer’s existing property leaving them free to concentrate on moving into their new home. They will arrange valuations, agree a price and then market the property. There are no estate agent fees or headaches - everything is taken care of.
“Customers have complete control over the price of their existing property under the Home Change scheme as the price is agreed to ensure they can move into their new property.
“Buyers may also qualify for Part Exchange, which enables a hassle-free move without any hidden marketing costs or chains that risk breaking down. Charles Church will arrange at least two valuations, agree a market price with the customer before the straight forward process of moving into a new home can begin.”
Concluding, Sharon says: “At this stage, customers will be buying off plan which offers the chance to secure their preferred property and location within the development. Reserving at this stage also means customers can truly personalise their home by choosing from a range of fixtures and fittings such as kitchen units, flooring, tiles or accessories from the Charles Church ‘Select’ range of finishing touches.”
Sherborne Fields is ideally located for commuters and families alike. In addition to fantastic rail links, the M3 motorway which provides quick and easy links into London, the south east and the south coast is just minutes away. The facilities and leisure attractions in Basingstoke town centre are on the doorstep and there are several primary and secondary schools and two further education colleges.
