With two different options for selling up and moving on, homeowners won’t have to think twice about buying a brand new home near Cambridge.

Award-winning Redrow is hosting an open house event at Sanderson Manor, Hauxton, this weekend (October1/2) to showcase the homes available and to explain how even those with a home of their own to sell will be able to enjoy a simple and straight forward move.

The housebuilder’s Mastermove service is designed to help homeowners sell up quickly, with the minimum of fuss and hopefully achieve full market value for the house they’re moving from.

Alternatively, subject to terms and conditions, they may be able to part exchange from old to new.

Tonia Tyler, sales director for Redrow Homes (South Midlands), explains: “We’ve welcomed dozens of homeowners to Sanderson Manor and nearby Cobden Gardens and continue to receive enquiries from people hoping to move here. In many cases that first contact comes before they’ve put their existing property up for sale, but the good news is we’re able to help with that via our Mastermove service.

“We will take the home they want to buy off the market for a limited time while we work with a local agent to sell their existing property quickly and at full market value. It’s a great way for both downsizers and upsizers to sell up and move on. If they’ve not secured a buyer within the agreed time frame, we may then be able to offer part exchange, effectively giving them the assurance of having a guaranteed cash buyer.”

To sell and buy using part exchange the customer must be selling a property that’s generally worth at least 35% less than the home they want to buy. If suitable, Redrow will effectively act as a cash buyer for the client’s house so that they can purchase a home at Sanderson Manor.

Properties currently available with Mastermove or part exchange include the five-bedroom Marlborough, priced from £804,950.

This substantial family home offers 1,906 sq ft of accommodation. At the heart of the home is the open-plan kitchen and dining room, off which is the home office space and downstairs cloakroom. There’s also a spacious lounge, with bay window, plus an integral garage. Upstairs are five bedrooms, two of which benefit from en-suites, and a family bathroom.

The names of the phases at Hauxton Meadows give a nod to the area’s past, remembering T J Cobden-Sanderson, a designer from the Arts & Crafts era who studied law at Trinity College, Cambridge.

Between them, Sanderson Manor and Cobden Gardens offer a good choice of properties with two to five bedrooms.

The new homes enjoy a location that enables residents to embrace village living, while also benefiting from excellent commuter connections to Cambridge and beyond. Junction 11 of the M11 is just over a mile from the development, or for those who want to let the train take the strain, Foxton Station is only three miles away with journey times of around an hour to London Kings Cross.
