Switch to a family friendly home in Hauxton, Cambridgeshire

With Cambridgeshire ranked as one of the best places for families to live, it’s no surprise new homes in the village of Hauxton are in demand.

The county made the top two in the uSwitch better family life index based on 33 factors including health, housing, crime, childcare, sleep, sunshine and time spent with family.

Factor in the village setting just five miles from Cambridge city centre with strong commuter connections, plus the high specification and energy efficiency of the homes, and it’s perhaps unsurprising that Redrow’s Hauxton Meadows is a popular choice with buyers.

The vast majority of properties at Cobden Gardens have now been sold, but there’s still time to move to neighbouring Sanderson Manor, where there’s a choice of four and five-bedroom homes available.

Redrow will even help homeowners secure a buyer for the home they want to move from, paying or contributing to their estate agent’s fees, and the possibility of offering significant help towards Stamp Duty.

Tonia Tyler, sales director for Redrow Homes (South Midlands), explains: “Location remains high on the agenda for homebuyers with our own consumer research finding that buyers want to live near good schools, in areas with good transport links and a community feel. Perfectly placed between the countryside and the city, the village of Hauxton scores highly on all of these fronts.

“More recently we surveyed nearly 2,000 homeowners and found that more than a quarter (26%) chose a house where they could imagine raising a family. This echoes what visitors to Sanderson Manor tell us when they view the show homes. They love the family-friendly designs with open plan layouts that put the kitchen at the heart of the home and often say they can really picture themselves living here.”

Current prices at Sanderson Manor start from £596,950 for a four-bedroom detached Cambridge style property, similar to one of the show homes.

Offering 1,382 sq ft of living space, it features an inviting lounge to the front, with an open plan kitchen, dining and family room with adjoining utility to the rear. A cloakroom completes the ground floor accommodation.

Upstairs, the master bedroom benefits from an en-suite, leaving the family bathroom to serve the remaining three bedrooms.

The homes at Sanderson Manor are perfect for those with children as there’s a preschool and primary school within a 10 minute walk; while Melbourn Village College is easily accessible for older pupils or there’s a good choice of private schools in nearby Cambridge.

It’s also great for commuters. Junction 11 of the M11 is just over a mile away from the development, or for those who want to let the train take the strain, Foxton Station is only three miles away with journey times of around an hour to London Kings Cross

The nearby Harston to Trumpington cycleway can take cyclists right into Cambridge in around 30 minutes. Alternatively they could leave their bike at Trumpington station and then hop on the shuttle into the city centre.
