Stamp duty won't stop aspiring home buyers at Boughton Park

Stamp duty is the reason many aspiring buyers are unable to move home, with the high cost of the tax preventing thousands of people from moving up and down the property ladder. This won’t be a problem for those looking to buy at Boughton Park, a brand-new development by Fernham Homes in the popular village of Boughton Monchelsea near Maidstone in Kent. The housebuilder is offering to pay stamp duty for anyone reserving their four-bedroom Aspen home type, which is priced at £440,000, and available with the Government’s Help to Buy scheme.

Offering a collection of 25 four and five-bedroom impeccably designed homes, Boughton Park is set to appeal to first time buyers, downsizers and families looking for extra space at fantastic value for money. Despite the traditional Kentish façades, the homes offer first-class specification with fully integrated kitchens that have Bosch appliances and quartz stone worktops, master bedroom suites with smart fully fitted wardrobes and bathrooms with Roca and Vado sanitaryware. Each home also boasts its own private driveway, garage and landscaped front and rear gardens.

Lynne Smith, Head of Sales & Marketing at Fernham Homes, comments: “We appreciate how hard it is for today’s buyers who have to save up for a deposit and all the other costs, like moving itself, and then face a hefty stamp duty bill. We hope that by offering to pay the £12k (or £7k for first-time buyers) tax for our customers, we will help those climb the property ladder that wouldn’t have been able to otherwise. The development is already proving very popular with young families because of its unrivalled combination of space and immaculate interior specification, and we expect The Aspen to be very sought after, particularly with the relief from stamp duty.”

The Aspen features over 1,200sq ft of versatile family accommodation, including a light and airy hallway which leads to a spacious open-plan living/dining area, contemporary kitchen and downstairs cloakroom. Upstairs is the en-suite master bedroom as well as a family bathroom and bedrooms three and four, which could also double up as a study. The expansive second bedroom also has an en-suite shower room and is located on this floor but tucked away above the garage – making it perfect for housing teenage children or when guests come to stay.

The historic county town of Maidstone is located only three miles from Boughton Park, and Maidstone East station provides residents with regular services to London St Pancras and London Victoria in under an hour. The development is also nearby to the M20; Ashford International Station is less than a 40-minute drive away and Gatwick Airport can be reached by car in little over an hour.

Families moving to Boughton Park can take advantage of the thriving local community, with a playground, village hall and a village green all a stone’s throw away from the development, along with Boughton Monchelsea Primary School, which is just a minute’s walk away. Nature lovers will be in their element walking along the nearby Greensand Way, which runs through multiple Sites of Special Scientific Interest and the North Downs and the Weald of Kent, which are both two Areas of Outstanding Natural Beauty. Residents can also enjoy the 40-hectare deer park at Boughton Monchelsea Place, as well as the impressive watersides of River Beult and Monk Lakes.

For those looking for weekend excursions, there are plenty of larger towns a short drive from the development. Maidstone offers the closest opportunity for shopping and entertainment, whilst historic Leeds Castle is only 5 miles away.

Prices at Boughton Park range from £440,000 for a four-bedroom house to £675,000 for a five-bedroom home. Help to Buy is available on all properties priced under £600,000, with the stamp duty incentive also available on The Aspen.
