Developer cushions buyers from rising house costs When developer Tinos Homes announced its scheme for five houses in Kings Row, Havelock Road, Southsea, prices were set to start at £295,000.

This was the value the houses would have achieved had they gone onto the market last summer, so it could fairly be assumed they would have risen substantially by now.

But the good news for homebuyers in the area is that the first two houses to be released in the scheme will be priced at £279,950 and £284,950.

“Effectively, what we have done is absorb the property price rise that most people would have expected to see since the scheme was first revealed last summer,” said Tinos Homes managing director Eliot Roberts.

“I thought this would be an attractive way to introduce the scheme to potential buyers and these prices only apply to the first two homes to be released.

“House prices in the area remain strong and properties such as these may be gradually slipping out of reach for some buyers. Hopefully, our offer will help buyers who might otherwise be frustrated to get the property they want. New homes are at a premium in the area but a new house is something many people really want.”

Tinos Homes, responsible for the sensitive restoration of the Springwell tannery and parchment works in Havant, took great pains to satisfy the planning demands for the houses, which are in a conservation area.

The new houses have been carefully designed to complement the street scene and were set back to ensure plenty of light reached neighbouring properties.

“Creating a scheme acceptable to both the planners and residents of Havelock Road was a painstaking task,” said Mr. Roberts. “We really feel that these homes, which replace a 1930s house, will be an attractive and enduring addition to the conservation area.”

The homes offer en-suite bathrooms, front and back gardens, off-street parking, and accommodation arranged across three floors and all finished to the high standards of Tinos Homes.

Agents for the homes are Cubitt and West at Marmion Road, Southsea. Manager Matthew Spacey says the Kings Row properties are now spectacular value.

“They are new build houses in a very good road and are now half built. They are attracting a good deal of interest with strong demand for brochures. Traditionally, selling off plan in Southsea is unusual. But now the look of houses is clear to see, I’m convinced they will be snapped up quickly, especially at these prices.”

Cubitt and West will be holding a special open day at Marmion Road on Good Friday, April 6, when staff will be focusing on the Kings Row properties and explaining their many features to potential buyers.
