Time is running out for Homebuy Direct deals in Chorley

Christmas could come early if you qualify for the Government backed Homebuy Direct (HBD) scheme, but only if you act now. The time to buy a brand new Miller Home at its two Chorley developments for a minimum of 70% of the price now, is running out fast. The success of the Government backed HBD means allocated properties are likely to sell out long before the funding ceases in March.

Right now interest rates are low, new house prices offer great value, VAT is at 15% (and will revert to 17.5% in January) and there are Government offers available that make home buying even more affordable. Right now everything is right where you need it to be to get the best deal.

At Miller Homes’ Birkacre Park this means, for people that qualify for HBD, homebuyers can own a spacious Chantrey 5 bed three storey family home that has an open market price of £274,950, but through the HBD scheme you could pay from £192,465 now. This is great news for families of 4 or more that are currently living in rented accommodation and under the impression they can’t afford to buy.  Mortgage payments with HBD may be less than the monthly rent being paid and people will be on the property ladder and home owners.

The ‘Chantrey’ is an impressive bay windowed property with great kerb appeal and floor plans that offer over 1,400 square feet of flexible space. The large kitchen with breakfast area features wide French doors opening out to the garden and the separate utility room will help keep things neat and tidy. The formal dining room is ideal for entertaining and complements the quiet first floor loung, which offers a private space to relax at the end of a busy day. The master bedroom has an en-suite shower room and to help keep bathroom demand down during the morning rush hour there is also a down stairs w.c. Outside a detached garage and generous rear garden confirm that this is a lot of house for the money.

Over at the new Buckshaw Village in Euxton, Miller Homes Whittle-le-Park has a limited number of new homes available on the HBD scheme. Homebuyers that qualify can own a new 3 bedroom ‘Beckett’, that has an open market price of £167,950, but with the HBD scheme you could pay from £117,565 now. With three floors the ‘Beckett’ is a spacious family home that features an integral garage, en-suite master bedroom, French doors making the dining kitchen bright and inviting and French windows with a Juliette balcony in the first floor lounge.

The larger ‘Darwin Special’ offers 4 bedrooms on three floors that has an open market price of £269,995. Through HBD it is available for just £188,965 now. As its name suggests, the ‘Darwin Special’ is an exceptional family home that has special features, like a conservatory and a master bedroom with dressing room and en-suite.

The detached ‘Buchan’ also has 4 bedrooms and there are many surprises in its flexible floor plans. Designed for modern family life the ‘Buchan’ ticks all the right boxes for desirable ‘must have’ features. The accommodation includes a study, separate dining room, breakfast kitchen with utility, lounge with French doors through to the garden and master bedroom with en-suite shower room. The open market price is £249,995, but through the HBD scheme the ‘Buchan’ you could pay from £174,965 now.

Do you qualify?

The HBD scheme has proved a lifeline to those households with an income of less than £60,000. This low-cost option offers help to first time buyers, key workers, people re-entering the property market after a relationship breakdown and families living in overcrowded accommodation to get on, or move up, the property ladder.

It achieves this by enabling these people to take out an equity loan of up to 30 per cent of the purchase price, co-funded by Miller Homes and the Government. This in effect becomes a deposit and allows access some of the best mortgage deals available. It can also reduce the monthly cost of the mortgage. One further bonus of the scheme is that the equity loan is only repayable after 25 years, and there is no interest payable for the first five years.

To meet the people who can help explain the options, visit the “Birkacre Park” marketing suite off Burgh Lane South, Chorley, PR7 3QQ. It is open Thursday to Monday from 10.30am to 5.30pm. For the latest information on “Whittle-le-Park”, visit its marketing suite located on Buckshaw Avenue, Buckshaw Village, Euxton, Chorley PR7 7AQ. It is open every day from 10.30am to 5.30pm.
