The Government’s Stamp Duty Holiday has now come to an end, meaning homebuyers once again are required to pay at least 1% tax on properties costing £125,000 or more.

But thanks to a fantastic special offer from leading housebuilder Taylor Wimpey, one fast-moving buyer will have their stamp duty paid for them when they choose a selected brand new home at Sandringham in Ruislip, Middlesex.

That means the lucky purchaser who moves quickly to reserve the magnificent four-bedroom ‘Wardour A’ at Plot 149, priced £399,995, will be spared a 3% stamp duty bill of £11,999 when they make their move!

Tim Betts, Regional Sales and Marketing Director for Taylor Wimpey, says: “Stamp duty is one of the costs associated with moving house that can turn the process into a financial headache – but at Sandringham, we’re taking away that problem with an extended Stamp Duty Holiday on our superb family-size ‘Wardour A’ at Plot 149.

“This amazing incentive gives would-be buyers yet another reason to choose a brand new home at this already popular development, so anyone hoping to take advantage should contact us now before someone else beats them to it!”

Boasting striking contemporary design and an impressive 1,253 sq ft of floorspace generously laid out across three storeys, the ‘Wardour A’ townhouse at Plot 149 is the perfect choice for growing families, or for young professionals in search of luxurious home comforts in a sought-after location.

A large lounge/dining room opens through French doors to the private rear garden, while a separate kitchen and a handy guest cloakroom can also be found off the entrance hallway.

Upstairs, the first-floor landing leads to an en-suite bedroom, plus a further bedroom with attractive balcony and a main bathroom, while the master bedroom with en-suite and another double bedroom sit comfortably on the top floor.

As alternatives to the ‘Wardour A’ at Plot 149 with stamp duty paid, homebuyers at Sandringham can also choose the ‘Wardour B’ at Plot 12, priced £409,995, and available in part-exchange for the lucky customer’s current home, or the ‘Wardour C’, priced from £399,995, which boasts an amazing master bedroom complete with dressing area and large en-suite bathroom.

Also available at the development are the three-bedroom ‘Woburn’ terraced house, priced £374,995, the two-bedroom ‘Rockingham’ coach house-style apartment for just £274,995 and the three/four-bedroom ‘Danson’ terraced home with garage for £409,995.

All homes are completed to a high standard specification including central heating, double glazing and fitted kitchen with integrated oven, hob and hood.

Stamp duty paid is just one of a range of appealing incentives available to customers at Sandringham, including help with deposits and legal fees for first-time purchasers and assistance with finding a buyer for a property for those with a home to sell. All incentives can be tailored to customers’ individual requirements and are subject to availability, with further details available from the Sales Executive.

Sandringham lies within 19 acres of landscaped grounds between Ruislip and Eastcote High Street, with a new community hall and public open spaces included in the development design.

The superb array of local shopping facilities include a Marks & Spencer and a Waitrose, while a wider choice of outlets can be found nearby at The Chimes Shopping Centre in Uxbridge.

Pubs, restaurants and bars are also within walking distance of the development, the well-equipped High Grove Gym is just around the corner, and the tranquil parkland of Ruislip Common, Park Wood and Ruislip Lido are also within easy reach.

Commuters choosing to enjoy Sandringham’s laid-back lifestyle are well catered for, with the M40 and M25 a 15-minute drive away and direct local bus services to Pinner, Northwood and Ruislip.

The development is also equidistant from East Ruislip, Eastcote and Ruislip Manor stations on the Metropolitan and Piccadilly lines, and, only a little further on foot or by road, South Ruislip and West Ruislip stations on the Central Line.
