Carberry Candle Works

On sale with leading Scottish property consultants CKD Galbraith, the former Carberry Candle Works offers a fantastic opportunity for residential property developers to acquire a substantial building, outbuildings and an additional cottage.

Situated in the quaint hamlet of Carberry, East Lothian, located a mere two and a half miles from Musselburgh and only 10 miles from Edinburgh, the former candle factory building offers 651 sq/m of living space plus 434 sq/m of outbuildings. The outbuildings provide excellent space for substantial garages, workshops or even a swimming pool for those with big ideas. The buildings would equally be suitable for stabling with two equestrian centres located within a mile of Carberry.

The 1.12 acre site was part of the historic estate of Carberry Tower (now a hotel) which used to belong to the Elphinstone family. In the 1960's Lady Elphinstone, the elder of the Queen Mother's two sisters, bequeathed the Tower and surrounding land to the Church of Scotland.  The candle factory was the laundry and sawmill for the estate, with some original features still existing today, including three roof cowl vents in the laundry and large oak beams in the sawmill.

Planning consent has been approved by East Lothian Council for the conversion of the existing factory building to form seven houses and two flats, subject to the recording of a section 75 agreement, of which a draft is in place. The site would also lend itself to a single grand house or even two substantial houses.

Additionally there is a traditional one and a half storey three bedroom stone built cottage under a pitched slate roof which can be included in the sale or sold separately.

Harry Stott, who is handling the sale for CKD Galbraith, said: “Rarely does a property development opportunity like Carberry come to the market in such a sought after location. Carberry offers the opportunity to live in the country whilst enjoying the amenities and proximity of the city in a truly unique and historical setting. With planning consent in place, this building provides an outstanding prospect to create 10 private dwellings fit for contemporary 21st century living.”

The site is on the edge of mature forest owned by Buccleuch Estates which form part of the ‘Woodland Walk of Carberry Hill’, a collaboration between the environmental charity Edinburgh & Lothians Greenspace Trust, Buccleuch Estates, East Lothian Council and Musselburgh Conservation Society.

Carberry is an area of special Scottish history with its connections to the Battle of Carberry Hill which took place in June 1567 where Mary Queen of Scots gave herself up to the confederate lords. A signpost leads to the Queen Mary's Mount whilst remains of an Iron Age hill-fort can also be found.

The area is also renowned for its scenic views whilst the mature mixed woodlands on your doorstep offer delightful country walks and a haven for a host of birds and animals including roe deer and green woodpeckers.

The property is ideally based to explore the Lothian and Borders area with its beautiful beaches, famous golf courses, cycling, fishing and walking, as well as visiting the many historical houses and castles of interest around the area. Edinburgh is easily accessible with the city boundary only 4 miles from Carberry and the city centre just over 10 miles away.

Offers in the region of £725,000 are being invited for Carberry Candle Works.
