Parents turned property investors, John Burton and wife Mary, have bought a house for their student daughter and her friends to live in while at university in Bristol.

The couple purchased the four-bedroom ‘Caxton’ house at Redrow’s Tallsticks development at Cheswick, for their daughter Toria, 20, which she will share with three of her student friends.

Tallsticks is the ideal location for a student house, just 10 minutes walk from The University of the West of England, where Toria is studying for a degree in planning and property development.

John, a business and banking consultant from Yeovil, said: “Toria had been living in halls of residence with her friends and the four of them decided to move into a shared house for their second year. I decided to take the opportunity to invest in a new property for her and rent out the other rooms to her friends.

“This provides them with really good quality accommodation in nice surroundings where the running costs should be much lower than traditional student housing, which tends to be older and less energy efficient.

“I am sure that the house will be a successful long-term investment for us as the development is so well-placed for the university as well as the MoD’s Abbey Wood site. When Toria moves out in three to four years, I envisage it will be very easy to rent out to other students or MoD employees.”

The ‘Caxton’ is an ideal property for buy-to-let investors as well as families, and professionals. It’s a modern and spacious three-storey home, with four good-sized bedrooms, two lounges, a downstairs cloakroom/ laundry room, family bathroom and two en suite shower rooms. Its flexible layout means the first floor lounge could also be used as a large fifth bedroom. The ground floor has the ideal convivial layout, consisting of an open plan lounge, kitchen and dining area.

A new ‘Caxton’ view property is now open, which has been carpeted and enhanced with light fittings and curtains so buyers can appreciate the fantastic potential of this property.

The four-bedroom ‘Caxton’ is priced from £299,995. There are also two-bedroom ‘Pensford’ apartments available from £141,995 and other four-bedroom ‘Routledge’ homes priced from £290,995.

Bristol estate agents Ocean recently assessed the potential rental values for the properties at Tallsticks. They calculated that the ‘Pensford’ apartments could be let for £695 to £725 a month, the ‘Caxton’ for £1100 to £1200 and the Routledge from £1150 to £1250, demonstrating the fantastic investment potential of these properties to buy to let investors.

All homes at Tallsticks are being built to Level 3 of the Code for Sustainable Homes, which means they include special features designed to keep water and energy usage to a minimum; this will hopefully translate into lower bills for home owners.

Tallsticks is one the individual ‘hamlets’ that make up the new urban village of Cheswick, north of Bristol. Others include The Bowery and Aurora Spring, which feature more traditional looking, mostly detached homes, whilst Tallsticks caters for those wanting something more modern in its approach but still built to the same high quality standards.

Cheswick is just a few miles from the city centre, close to Parkway train station and within easy reach of the M4 and M5 motorways, so it’s a great location for those travelling out of town.
