Guaranteed income for showhome investors at Market Quarter

16th March 2011 Print

Barratt is offering property market investors the chance to buy one of its popular showhomes and then lease it back for a guaranteed rental income.

The homebuilder will rent the home back for significantly more than a private tenant would pay, thanks to its popular leaseback scheme.

“Investors are returning to the region in their numbers. And this is the first time this has happened for four years,” said Barratt sales manager, Lorna Ratcliffe.

“So we are offering this scheme at Market Quarter in Plympton. It is designed to encourage buyers to take advantage of the fact that our show homes are pristine and will remain so for the entire leaseback period. This means we can still use them as marketing suites for up to five years.

“And our investors can relax, safe in the knowledge that they won’t have untidy tenants. Also, Barratt is the only housebuilder to guarantee internal fixtures and fittings for this entire period.”

For Barratt, the return of investors to the area is an encouraging sign that the local property market will outperform other areas of the country in 2011.

“These levels of demand are higher than anything we have seen since 2007 outside of London,” said Mary. “Our showhome leaseback scheme offers a guaranteed yield of seven per cent – so I urge any interested investors to come and visit us at Market Quarter to see for themselves the outstanding three and four bedroom homes on offer.”

Tenants are paying more and more to rent properties in the region – prompting an increase in demand. In 2007, flats were the primary concern for investors. Today, high-quality new houses are top of the list.

“Buyers expect house prices in the medium term to rise, offering a tidy profit in three to five years’ time,” said Mary.

“We expect high demand for this product and have set-up a new section of our website at barratthomes.co.uk/showhome to provide full details to interested investors.”
