David Wilson Homes is calling all investors in the West Sussex region to take advantage of its show home leaseback scheme which comes with a guaranteed yield of seven per cent.

As investor buyers return to the property market in significant numbers for the first time in four years, Lillies Hill @ Blake’s Mead in Felpham is proving a popular development for investors looking for that next gem.

“With the show home leaseback scheme, buyers have the opportunity to buy the show homes at Lillies Hill and then immediately lease it back to us for up to two years to use as a marketing suite,” said David Wilson sales director Mark Docherty.

“Rather than have to worry about untidy tenants, the investor knows that we will maintain the property in pristine condition. Barratt is also the only major housebuilder which guarantees internal fixtures and fittings for a full five years.”

Lillies Hill @ Blake’s Mead is currently offering the scheme on three fantastic show homes. The three bedroom Archford, on the market for £285,000 will see investors receive a rental income of £1662pcm. The four bedroom detached Irving design on the market for £405,000 would receive a rental of £2362pcm.

Rents in West Sussex are rising rapidly which means that rental homes are increasingly in demand. Whereas investors were primarily interested in flats before 2007, today they are looking for high-quality new houses.

“They take the view that the direction of house prices in the medium term is up,” added Mark. “So they expect to be sitting on a tidy profit in three to five years’ time.”
