High demand at auction for agricultural land in the South West

Chesterton Humberts held an auction on Tuesday 21st June at the Castle Hotel in Taunton of Pottery Farm, a grassland farm with 76 acres in Horton Somerset with a guide price of £880,000.

Located in an attractive part of South Somerset, Pottery Farm is within easy access of the villages of Donyatt, Horton and the town Ilminster. Lot 1 included the sale of a four-bedroom period farmhouse in need of renovation, set within the centre of the holding it was guided at £750,000 and sold for in excess of the guide at £860,000. Strong bidding came from lifestyle buyers and local farmers and the total sale price was £1,029,000 for the five lots, significantly topping the guide price of £880,000.

The lots achieved:

• Lot 1: four-bedroom period farmhouse and 57.73 acres- £860,000
• Lot 2: with 6.96 acres of pasture land with road access- £52,000
• Lot 3: with 6.24 acres of pasture land with road access- £41,000
• Lot 4: with 3.07 acres of pasture land with road access- £40,000
• Lot 5: with 2.23 acres of pasture land with road access- £36,000

At the same auction, Chesterton Humberts offered an additional lot in Hemyock in Devon of 51 acres comprising of approximately just over 30 acres of level pasture land and 20 acres of amenity woodland and scrub. This lot sold well achieving £320,000.

Commenting on the sale, David Hebditch, head of the rural division at Chesterton Humberts said; “This highlights the demand for private residential holdings that offer privacy and high amenity. Buyers are not concerned about having to undertake works if the location is right. The sale of the various smaller parcels of land also showed the very strong demand for agricultural land in the South West with paddocks selling for £13,000 to £16,000 per acre.”
