Cash strapped first time buyers who act fast could save almost a third off the price of a brand new home in Fleetwood.

HomeBuy Direct is still available on selected plots at Redrow’s Harbour Village venture in the seaside town. The valuable help allows them to take out an equity loan for up to 30% of the purchase price, unlike the 20% that is offered by the newly introduced FirstBuy incentive being offered elsewhere.

Lesley Myers, area sales manager for Redrow Homes (Lancashire), explained: “Harbour Village is one of a diminishing number of developments where HomeBuy Direct is still available but would-be homeowners only have until December to take advantage of the incentive.

“HomeBuy Direct could actually provide consumers with a better deal than the new initiative as it saves them more upfront. So those thinking about waiting for FirstBuy could actually be better off if they act now and buy a brand new home at Harbour Village.”

With the offer of an equity loan for up to 30% of the purchase price, jointly funded by Redrow and the Homes & Communities Agency, eligible purchasers can initially save almost a third off the price of one of these brand new homes.

The loan is interest-free for the first five years and can be repaid when the customer has more funds available or they come to resell.

With HomeBuy Direct a two-bedroom Ashdon style home at Harbour Village, usually costing £116,995 can be snapped up for an initial outlay of £81,896 – that’s more than £35,000 below the asking price.

Those who want a larger home could find that they are able to purchase a three-bedroom Kenilworth, usually costing £165,995, for just £116,196 up front.

“HomeBuy Direct isn’t just for young first time buyers, it’s also available to those starting over after a relationship break-up and possibly even families who can prove they need extra space,” Lesley added.

“It could be the difference between resigning yourself to a lifetime of renting or stepping onto the property ladder with a home of your own.

“Customers who take advantage of HomeBuy Direct should only need a relatively small deposit and to apply for a mortgage with a maximum loan-to-value of 70%. This will generally give them access to much improved mortgage interest rates.”
