Gibraltar’s ‘New Aloes’ creates a large space on a small rock

With 2.6 square mile Gibraltar ranking fifth in the world for population density, just behind Hong Kong, space is in short supply. But the creators of New Aloes have managed to squeeze 9,526ft² of house, 4,402ft² of terraces and 6,243ft² of garden out of the Rock, and it’s turned many heads.

Sandra Lamplough, Marketing Manager for developer Fairhomes Ltd, said, “Outside living, rambling gardens, large swimming pools, open terraces - all of these are few and far between in Gibraltar, but New Aloes has them all. Furthermore, finished in February of this year, it’s ready for occupation right now. Other developers are creating luxury lifestyle homes, several with six figure price tags, but none are ready until at least 2015 or beyond. For now, at least, New Aloes is unique and we have been very busy with viewings as a result.”

Built on the site of a former Ministry of Defence building of the same name, New Aloes is an open-plan five-storey seven-bedroom 21st century home with one of the best views in the world, and that’s not said lightly. Panning from south to north are the Rif Mountains of North Africa, the Atlantic-meets-Mediterranean Strait busy with tankers, cruise ships and superyachts, Rosia Bay - where Nelson’s body was brought after the Battle of Trafalgar, and Spain’s Bay of Algeciras. Floor-to-ceiling wall-to-wall glazing keeps the view alive from dawn until sunset.

With an eight figure price tag, New Aloes has been built with the discerning individual in mind. A discerning individual who is keen to get a foothold in a territory that has no capital gains tax, no VAT, little red tape, EU membership and regulation, and OECD White List Status.

Sandra continues, “It had become the norm for high net worth individuals to buy their primary mansion residence in mainland Spain, possibly in the exclusive resort of Sotogrande ten miles up the coast, and purchase an approved residential Category 2 property in Gibraltar just to take advantage of the favourable tax structure. Gibraltar simply didn’t have a property with all the accoutrements demanded from the world’s well-heeled. Now it does.”

Certainly the developers have thought of everything. Just some of New Aloes’ highlights include a cavernous 1,237ft² living-dining space, a 592ft² kitchen complete with 25ft long all-in-one preparation-dining island, wet rooms with over-bath rain showers, a second-floor fitness suite with a Klafs sauna-with-a-view, a 12-car garage, Otis lift to all floors, and gadgetry such as electronically-operated full-height terrace doors and window blinds, auto-lighting for wardrobe hanging rails, an iLight lighting control system, video entry and a zoned alarm system with CCTV.

Outside, New Aloes’ gardens are zoned into areas for rest and relaxation, entertaining and exercise. At the top of the garden a shaded patio leads down to a thatched Tahiti-style chillout bar alongside a circular two-tier swimming pool with Jacuzzi effect jets. This connects, via a shallow stream, to the main infinity-edge heated pool with remote-operated colour-changing LEDs and water jets. The upper Spa terrace has a further heated pool with mosaic hydro-massage beds and, on the top floor, a glazed observatory-esque viewing area and two generous roof terraces. Add fragrant plants, native aloe vera (naturally) and a few dozen 100-year-old olive trees, and it’s a very special place.

Sandra finishes, “We have achieved exactly what we set out to do, build a world-class home. Each and every tradesman, craftsman, inspector who visited the home, including the fire brigade when they carried out their safety review, said New Aloes was “the best house in Gibraltar.” It’s one we, and its future owner, can be proud of.”

New Aloes lies less than two miles from Gibraltar’s International Airport with its brand new £65 million terminal and direct flights to the UK in less than three hours, and the same distance from the Spain-Gibraltar border, a gateway to further beaches, multiple golf courses, polo fields and enchanting Andalusian cities. Meanwhile all the shops, bars and restaurants of Main Street, Casemates Square and Ocean Village Marina (now home to the world’s first five star yacht hotel, Sunborn Gibraltar) are a five minute drive.

Created by a Company that has already conceived some of the most iconic developments in Gibraltar - multi award-winning Ocean Village Marina (with offices, shops, bars, restaurants, superyacht moorings, casino, health club and blue glass-clad residential towers) and the upcoming World Trade Center Gibraltar - New Aloes certainly has good pedigree. Maybe the high net worth future owner will choose to anchor their superyacht in Ocean Village Marina and set up business in World Trade Center Gibraltar, and ‘keep it all in the family’.

New Aloes – Price £10.9 million (GBP).
