Sheffield student property opportunity opens for investment

The Printworks

The Printworks, a major new purpose-built student property complex in Sheffield, has opened for investors as a pre-launch opportunity at discounted prices through property agent Hopwood House. With a prime location and a high standard of living to entice students, the high-profile new development is expected to attract considerable interest from investors in Sheffield and far beyond.

The Printworks, Sheffield is being developed by Noble Design and Build, a developer with a strong reputation in the UK's property market built up over many years. Their enviable track record is likely to inspire confidence among many potential investors in the project. The company also has a property management arm – called "Noble Living" – who will provide a fully-managed service upon completion and launch. Construction on the project is already underway, and the project is currently open to investors as a pre-launch opportunity with unit prices set to rise once the project has completed and launched.

Upon completion, The Printworks Sheffield will provide 160 self-contained apartments across six floors, each offering students in the Sheffield area a high standard of living. All apartments are en-suite and include key items of furniture, dining areas and kitchen. Other attractions include kitchen equipment such as kettles and toasters, double beds and widescreen TVs. There are six types of apartments, with more premium options offering more luxuries as well as larger floor space. In an age when students are becoming increasingly picky about their accommodation options and paying more and more in pursuit of the highest living standards they can find, The Printworks seems well-equipped to impress and to succeed.

The attractions are not all contained within the individual apartments, as there are some premium-quality communal facilities on offer to tenants. These include a gym, IT suite and even a cinema.

On top of this, the project benefits from a prime location. It is situated within a popular and fashionable part of Sheffield City Centre, just a few minutes away from university campuses.  It is also close to local amenities including shops, nightlife and leisure facilities.

The package that The Printworks offers to investors is similarly attractive. For the first three years of the project, they will benefit from guaranteed net rental returns of 9.2%. Of course, this will only begin after the project has launched and started to be tenanted, but in the meantime all money deposited in the project will earn interest of 5% until work has been completed. This interest will begin immediately following exchange, and will be paid monthly. Once not only the project but the guaranteed rental period have ended, the development offers strong opportunities for returns thanks to its premium features, enviable location, and place in the high-demand student property market in Sheffield.

Unit prices for pre-launch investments start from under £60,000. Once the project has officially been launched, the price will rise by several thousand but remain affordable for investors who didn't get in so quickly.
