Homebuyers can take advantage of some spectacular savings on stamp duty when they snap up a brand-new home at housing developer Lovell’s impressive Maes y Deri development at Llangynnwr, Carmarthen.

The good news is that the stamp duty changes which came into force on 4 December 2014 mean that the majority of homebuyers now pay less.

Significant savings

“This means there are some great savings to be made on homes at Maes y Deri,” says Lovell regional sales manager Kate Rees. “With only a limited number of these high-quality three- and four-bedroom homes yet to be snapped up, we’d encourage interested homebuyers to call us today.”

If you buy Lovell’s impressive detached four-bedroom Solva house style at Maes y Deri at the full price of £259,995, for example, you will pay £3,000 in stamp duty – a saving of £4,800 compared with the old system. Buying the three-bedroom semi-detached Pendine house style at £176,995 will cost £1,040 in stamp duty – a saving of £730.

Help to Buy – Wales makes homes more affordable

A further attraction is the availability of the Help to Buy – Wales scheme. This allows purchasers to secure a property with only a five per cent deposit by helping them access a shared equity loan of up to 20 per cent of the purchase price with eligibility extending to both first-time buyers and those looking to move up the property ladder.

At Maes y Deri, the four-bedroom Solva house style is currently being offered at a Help to Buy – Wales price of £207,996 (full purchase price £259,995). This lovely family home includes a ground-floor layout featuring a kitchen / dining room with French doors to the garden, living room, cloakroom and utility room. On the first floor are the four bedrooms, including master bedroom with en-suite, family bathroom and study. It also benefits from an integral garage.

If you’re looking for a three-bedroom property, Lovell has just one of the popular Pendine three-semi-detached house styles (with parking for three cars) still available, at a Help to Buy – Wales price of £141,596 (full sale price £176,995).

One of the development’s principal attractions is a superb semi-rural location, close to Llangynnwr Community Park and only a mile from Carmarthen town centre. Transport links are excellent with the A40 and A48 within easy reach.
