Outstanding early entry land investment on planned eco-resort in Brazil

A Villa at Turtle Bay in Brazil Investors are buying up plots on Turtle Bay Beach and Golf Resort at the lowest possible local prices, making the most of the International Property Investment Network’s (IPIN) especially negotiated terms. This is a planned eco-resort in Belmonte, on Brazil’s popular Discovery Coast and land purchase here currently means exceptional pricing levels, along with the rare opportunity to freeze building costs 2 years in advance.

Villa building plots from only 15,400 GBP on the Turtle Bay Beach and Golf Eco-resort are attracting land investors, keen to take advantage of IPIN’s exclusive terms.

Planned eco-resorts such as the Turtle Bay Beach and Golf Eco-resort are all the rage amongst overseas investors looking to profit from early entry purchase and idyllic locations. Sitting on a stretch of a natural beachfront paradise, this eco-resort at Turtle Bay is perfectly situated but minutes from the very “Caribbean” Porto Seguro and Belmonte, the nearest town, offering all basic amenities. The resort is set on 80 hectares of flat, landscaped land surrounded by coconut trees and mangroves, with direct access to the beach. Permission has been granted for the 735 plots, ranging from 500m2 to 1,300m2 to cover only 7% of the total land on the entire resort.

Land at such exceptional prices (from 15,400 GBP) and the ability to freeze villa build costs 2 years in advance are some of the unique investment features that are enticing buyers to this particular resort as opposed to others. The fact that investors can start with such a minimum initial outlay and fix their costs to take effect in two years time are key factors to the success of this opportunity.

Investment entry levels are quite unique as no other developer in Brazil is currently offering such terms. The Turtle Bay Beach is subject to a long build period (over 3 years), while a 12% price increase is projected for February and again in October 2008 when infrastructure works begin. Looking at similar Brazilian resorts, appreciation, although always projected, is pretty much a reality: In Arraial d'Ajuda, individual 2.000m2 plots with no additional amenities have reached peaks of 180USD/m2 and similar figures are being achieved in the Porto Seguro region. Turtle Bay Beach and Golf Resort is selling at around 45EUR/m2 AND provides a host of five star amenities, making it a tempting option for shrewd buyers.

The investment is further enhanced by structured exit strategies: Early or mid-term resale of the plot; construction of the villa with off-plan resale; re-sale of the completed villa and, of course end use of the villa, attracting longer term capital growth and rental yields.

Once the construction period starts between 2010 and 2011, buyers will have a limited time frame in which to construct their villas. This rule is in place to ensure that the resort never turns into an endless building site, thus allowing all end-users to enjoy their villas in peaceful surroundings.

As the third most popular holiday destination in Brazil, after Rio and Iguaçu Falls, Belmonte is already a popular destination amongst Brazilians and foreign holiday makers. Turtle Bay Beach and Golf Resort is to be the area’s very first five star, purpose-built resort of its kind and will be managed by the prestigious David Lloyd Resorts (DLR). All the up-market resort facilities are eco-friendly and un-intrusive and include a beach club, tennis academy, Thalassotherapy spa, golf and a number of tasteful on-site bars and restaurants. The DLR signature represents a priceless extra feature to this project, reinforcing the unique nature of the Turtle Bay project as a sound investment in Brazil.

The 2 or 5 bedroom villas range from a choice of 3 specifications, of which there will be another 3 designs; a total of 9 villa types to choose from. All plots have various extra options, one being to construct a private swimming pool.

The entire area of Belmonte is poised for a dramatic growth spurt and already a nearby 6-star boutique hotel with an equestrian centre is catering for the luxury market, along with several low- profile beach resorts, and Terra Vista with its famous Club Med resort. The area is a firm favourite amongst business tycoons and Hollywood stars and is easily accessed via its international airport at Porto Seguro, with chartered flights arriving from London, Paris, Milan and Lisbon or by private jet to Belmonte itself.
