Pipa’s La Piazzetta - Completed sea view property at off-plan prices The major appeal of an off-plan purchase is also its main disadvantage. Early participation means early bird prices but the by-product is a long wait before you can either enjoy your first holiday or cash your first rental income. La Piazzetta in northeastern Brazil’s hippest resort, Praia de Pipa, has somehow managed to combine the two. Prime sea-view units, completed and ready to go, from an incredible 66,800 euros.

Right in the heart of town, La Piazzetta is likely to hold the accolade of being the last centrally located development in Pipa as well as carrying the lowest price tags seen in the last few years. For those who thought Pipa was now out of their reach, there is a final chance to get a foothold in this prized conservation zone. What’s more in the case of La Piazzetta low price is far from low quality. La Piazzetta’s developers have opted to cut back on on-site facilities enabling them to take a chunk off the asking prices, and instead allow residents to soak up everything Pipa has to offer right on their doorstep.

The unique one bedroom apartments with sleeping accommodation on a contemporary mezzanine floor are less than five minutes’ walk from Pipa’s main thoroughfare thronging with cafés, restaurants and designer boutiques and the same from the sweeping white beaches bursting with watersports, dolphins, turtles and sand-between-toes bars. The aquamarine ocean can even be admired from most of La Piazzetta’s stunning native-Brazilian hardwood verandahs. Both lazy days and lively nights are more than catered for in this established and fashionable coastal resort.

The largest rental agent in the state of Rio Grande do Norte has put together a rental yield forecast for La Piazzetta which makes for some interesting reading. Based on a conservative average occupancy of 63% per annum, a return of 10% is feasible, that’s around 7,000 euros each year on the most affordable units. Pipa is able to hit double figure yields as there is an established active rental market, no real off-season and staff costs are extremely affordable. La Piazzetta owners are not bound to rent their properties and can have as much personal use as they wish throughout the year, but it’s nice to know that a rental agent is in place and at your service.

The developers of La Piazzetta have also put together a complete furniture package to kit the one bedroom two bathroom apartments top to toe with everything from a television to Tupperware, a toaster to tea cups and a toilet brush to table lamps. This package, which also includes complete installation of a split air-conditioning system, comes in at just 8,900 Brazilian Reais (around 3,500 euros).

Clients have a choice of payment terms at La Piazzetta. Based on 30% at private purchase contract, 30% six months later and the final 40% a full 12 months from contract, prices start from 70,800 euros for a one bedroom two bathroom apartment. This price can be reduced to 66,800 euros if the client selects payment terms of 30% at private purchase contract and 70% upon completion (two months later). Properties can be reserved with a 3,000 euro deposit paid to their legal advisor.
