Safe sensible Brazil property

Certainly the figures stack-up well. Whilst prices at Pipa Park start from as little as 230,000 Reais (approx. €86,800 euros or £77,475 pounds) for a substantial 74m² one bedroom apartment, gross rental income for that unit can be as high as 800 Reais (approx. €303 euros or £269 pounds) each week in low season and 1,400 Reais (approx. €530 euros or £471 pounds) in high season which runs December through March plus July / August. The on-site administration team slices 40% of earnings to cover everything from marketing to cleaning and profits are divvied pro-rata in a pool system so as not to favour particular units.

Of course there is no obligation to become part of Pipa Park’s rental pool. The fully furnished freehold apartments are conducive to memorable holidays or even permanent living - they’re certainly spacious enough. The three bedroom penthouses span an enormous 180m² with private roof terraces surveying the forest canopy and down to the inviting ocean beyond. Usual community fees applicable to a one bedroom apartment would be 300 Reais a month (approx. €113 euros or £101 pounds) going up to 600 Reais a month for the largest apartments, and this covers 24-hour security, day and night staff, basic cleaning and outside maintenance.

Something of a tropical fantasy dressed in bright floral blooms and swaying hammocks sheltering under thatched verandahs, Pipa Park combines the contemporary with the rustic to spectacular effect. Cleverly designed in separate blocks with two or three apartments in each to give a sensation of private villa living, the developers have used fine Ipea wood and native-style thatching alongside granite vanity units and smart kitchen appliances.

Facilities at Pipa Park are comprehensive for the development’s size with three swimming pools including a welcome lap pool 19 metres in length alongside a pool bar serving coffee, juice and noon-to-sunset beers, martinis and caipirinhas. Each block has its own small garden area with barbecue and shower facilities whilst tables, chairs and the ubiquitous hammock pepper the extensive sunbathing areas. Richly planted tropical gardens cloak the remainder of the 6,000m² plot with tall palms and verdant lawns. Meanwhile Pipa village with its boutiques, bars, restaurants and beaches is just a five minute walk.

Prices at Pipa Park start from 230,000 Reais (approx. €86,800 euros or £77,475 pounds) for a fully furnished 74m² one bedroom apartment rising to 425,000 Reais (approx. €160,544 euros or £142,700 pounds) for a three bedroom duplex penthouse measuring an unsurpassed 180m².
