Good schools continue to fuel housing demand in Tunbridge Wells

17th March 2007 Print
Linden Fields, Tunbridge Wells Although the government seems to be gearing towards a ‘schools lottery’ for fairer submissions, Knight Frank South East believes that houses near good schools will still command a premium and continue to be in demand. This is particularly true in Tunbridge Wells which, with its abundance of excellent schools, draws families from near and far, fuelling a buoyant property market.

Paul Hogarth, Partner and head of new homes sales and marketing for Knight Frank South East, says: “Tunbridge Wells is renowned for its schooling and we see people moving here because of it; it’s not only the grammar and private schools which have great reputations, but several excellent state primary and secondary schools too. Even if the lottery system is introduced, parents will want to be located near to good schools to increase their children’s chances of being admitted, so the trend for moving to be near a good school is set to continue.”

Knight Frank is currently marketing Linden Fields, a Bellway Homes development located off Montacute Road, which is in close proximity to a number of good schools. Susan Bennett, sales and marketing executive of the Knight Frank Tunbridge Wells office, says: “When buying a new home being close to good schools is definitely a huge draw, and it’s often one of the first questions people ask. Many of the new residents at Linden Fields have children that go to nearby schools. It is a great development for families; the three storey townhouses mean there’s space for the children to disappear out of their parent’s hair, and there are communal gardens so the children can play together.”

Situated on a residential road and surrounded by mature trees, Linden Fields comprises a selection of one, two and three bedroom apartments and three and four bedroom townhouses. The townhouses offer a variety of layouts and styles to suit modern lifestyles, many with open plan kitchen / dining areas incorporating fully glazed doors that lead out to a garden or balcony. Homes are finished to a high standard with fitted kitchens including a single oven, hob and hood in stainless steel. Master bedrooms all have ensuite bathrooms, fitted with crisp white sanitary ware and ceramic wall tiling which also features in family bathrooms and cloakrooms.

Linden Fields is located just over half a mile from the nearest mainline station, which has direct services to London, and is within walking distance of central Tunbridge Wells, making it ideal for commuters.

The historic town of Tunbridge Wells offers a variety of shops, bars and restaurants as well as the traditional farmers’ market on a Saturday.

Nearby Schools include: Bennett Memorial, Hillview School for girls, Hayesbrook School for boys and The Beacon, Crowborough.

Prices at Linden Fields start from £295,000 for a two bedroom apartment and £490,000 for a four bedroom family home. The sales office and show apartment is open from 10.00am to 5.00pm seven days a week. For further details, visit knightfrank.co.uk.
