Location, location, location – A wise maxim

27th February 2008 Print
Location, location, location – A wise maxim Long before the TV programme of the same name, estate agents were repeating the advice – location, location, location. This is not a glib hackneyed saying but a wise maxim.

Therefore if you are looking to buy a property, either for your own use or as an investment for capital growth and rental income, you need to consider the location.

“Buying a property is an important step”, says Mary-Anne Staddon, Sales Director at Fernham Homes, developers of fine quality homes in Kent. “We like to take time with our clients, particularly first time buyers, so that they fully appreciate their commitment and can get the very best advice from the professional agents we choose to market our homes, to ensure that at the end of the day our buyers are totally happy with their decision”.

Nearing completion, Fernham Homes, are marketing brand new apartments at Consort Place, Albert Road, Tonbridge. This is a prime example of an excellent location for a property. Firstly the new apartments are in an established road, so there is little chance of the surrounding environment changing its attractive, suburban ambiance.

Secondly, Consort Place is literally two minutes walk from Tonbridge Station with its main line links to central London. This is tremendously important whether for rental opportunities or for when you come to re-sell, as with the rise of the London Congestion Charge, travelling by train may soon be the only feasible way into the capital. For road users the easily accessible A21 joins directly with the M25 London orbital.

Thirdly the eight homes of 4, one bedroom and 4, two bedroom duplex homes are within a few minutes walk of the high street in Tonbridge. This is an excellent shopping area with a good choice of shops together with restaurants and bars. The river Medway crosses the town by the ancient castle and there are opportunities for riverside walks, boating and fishing.

These excellent homes offer buyers a good specification with smart kitchen units and worktops, appliances include gas hob, electric oven and extractor hood, integrated fridge with freezer compartment and a washer/dryer.

Bathrooms afford sparkling, fashionable white sanitary ware with contemporary style chrome taps and push button dual flush WC. and stylish tiles.

With chrome furniture to internal doors, smooth ceilings, ceramic tiling to communal entrance hall floor, gas central heating, carpets and a 10 year NHBC Buildmark warranty, these homes, with a 125 year, lease make an excellent, value for money, purchase.
There is an entry phone system for several of the homes, and private gardens to apartments 3 and 4. Wrought iron railings to the front of the development give the homes a certain character. There is external lighting to communal areas and for the active - a cycle rack!

Concluded Mary-Anne, “For all the reasons stated, Consort Place fits the criteria perfectly, which is probably why we have already sold one off plan”.

Prices start from £125,000.
