Challenge Ward to help you buy your dream home Leading Kent house builder, Ward Homes, is inviting potential purchasers to challenge them to help buyers find their dream home!

To highlight the wide choice of home buying schemes designed to help purchasers from first time buyers to families, ‘Challenge Ward’ events are taking place at four Ward Homes’ developments: The Woodlands in Boughton Monchelsea on 12th September; Priory Meadows on the Isle of Sheppey on 19th September; Pavilion Place in Snodland and Eden Village in Sittingbourne on 26th September.

Among the schemes available are HomeBuy Direct and Part Exchange.

HomeBuy Direct is a Government-backed scheme which gives homebuyers the chance to move in for only 70 per cent of the purchase price. Ward Homes will match the Government’s funding pound for pound in the new venture to provide an equity loan to the homebuyer of up to 30 per cent. The buyer finances the remaining 70 per cent either through a mortgage, a deposit or a combination of the two. There is no interest to pay on the equity stake for the first five years, although a small fee will be charged from year six onwards.

Buyers can redeem the loan in instalments, purchasing up to 100 per cent of the equity after their initial purchase by buying additional equity at the market rate. Alternatively, if they sell their home, the equity loan is repaid by way of a proportionate share of the sale proceeds.

The scheme is open to first time buyers, key workers and others who are currently renting. People who have previously owned a home but are now unable to do so can also apply. Households eligible to take advantage of the offer will be earning less than £60,000 and would not normally be able to afford to buy a suitable property on the open market.

Through Part Exchange, Ward Homes buys the purchaser’s existing home, enabling them to buy a new Ward home. This allows the buyer to move quickly without the worry of a chain and they can even stay in their old home until their new one is ready. With no estate agency fees to pay, or HIP to prepare, there are also savings to be made.

‘Challenge Ward’ will take place at The Woodlands in Boughton Monchelsea on 12th September from 10am-6pm. Homes include three-bedroom houses, priced from £199,995. Priory Meadows on the Isle of Sheppey will hold a ‘Challenge Ward’ event from 10am-6pm on 19th September. Homes available include two-bedroom apartments and two, three and four-bedroom houses, priced from £139,950. For more information contact the Sales Centre at Lilac Road, Minster On Sea, Sheerness ME12 3GA, open daily 10am to 6pm.

The ‘Challenge Ward’ event will take place at Pavilion Place in Snodland from 10am-6pm on 26th September. Pavilion Place offers two, three and four-bedroom terraced, semi-detached and detached houses with prices starting from £209,995 for a two-bedroom house. Eden Village in Sittingbourne will hold a ‘Challenge Ward’ event from 10am-6pm on 26th September.
