Home sweet home at Norfolk Park When senior town planner Philip Wadsworth was looking for a new home a combination of location, design and build quality were high on his agenda. Having an architect as a father also provided him with valuable advice to help in the search.

Philip found what he was looking for at ‘The Beeches' development, part of the regeneration of Sheffield's Norfolk Park by Gleeson Homes.

Tempted by Gleeson's part exchange offer on his existing property, Philip has chosen a four-bedroom, three-storey townhouse featuring an integral garage.

Sheffield United fan, Philip, admits that having a spectacular view overlooking the Bramall Lane ground of his heroes was an important factor, but the size of property and the ongoing investment in this part of Sheffield were equally attractive in him choosing this development.

Philip says, "I know Norfork Park well having lived in the area and my planning instincts kicked in when I chose ‘The Beeches'. I love the panoramic views over the city and the proximity to the supertram to get into town, and Norfolk Park doesn't have the same traffic problems as many other residential areas in Sheffield due to its proximity to the city centre and in particular the railway and bus stations.

"Norfolk Park is a great opportunity for a new community to develop in Sheffield and improving facilities will encourage neighbours to meet and socialise, just like the close knit communities in other areas of the city. I believe that the regeneration of the wider area will create a positive image for the whole of the city and help build strong community links to neighbouring communities."

Philip's father is currently project managing the construction of the new health centre on Norfolk Park and he initially spotted the house type Philip has reserved. He explains, "My father first noticed the value offered in the four bedroom townhouse. I never thought I could afford to buy a house of this size and there is plenty of room inside which will allow me to rent out spare rooms. Also, the design quality is much better than many of the other new developments I have seen around the city in terms of layout and materials and the property meets eco-homes targets".

Is Philip worried about recent news stories indicating a slow down in the UK housing market? "No, I believe there is a long term investment potential in this development, especially for those buying early in the scheme. The properties are priced realistically and there is stability in the area."
