£6m project rewards developer’s confidence A £6m industrial park is securing tenants as it nears completion, thanks to the developer’s confidence in Sheffield’s commercial property market. St Modwen is bringing two phases of back-to-back industrial development, covering 81,600 sq ft, at Holbrook Enterprise Centre to completion following its previous investment success at Shepcote Office Village in Tinsley. Phase one of the project is now complete with the second phase due to complete in October.

The 18 units, located close to junction 31 of the M1 motorway are being marketed by the Sheffield office of Knight Frank, which has reported the sale of two units totalling 10,200 sq ft to Country Fresh Food, and a further three units at 3,000 sq ft each currently under offer.

Richard Bannister, development manager at St Modwen, said: “There is a significant buoyancy in the Sheffield market and our investment in Holbrook comes as a result of our confidence in this area following the success we achieved at Shepcote Business Park in Tinsley.”

Units at Holbrook Enterprise Centre, part of the established Holbrook Industrial Estate, range from 3 – 6,000 sq ft, but can be combined to create any requirement up to 24,600 sq ft, providing the maximum range of flexibility for a broad client base.

Richard added: “We were keen to invest in such a well established business park to capitalise on the excellent transport links and provide accommodation which will appeal to the wider market.”

Rebecca Schofield from Knight Frank’s Sheffield office, acting for St Modwen Developments Ltd, said: “Holbrook is a key site for South Yorkshire and the investment by St Modwen shows good confidence in the market. The units are well specified and fully secure and are available to buy or let on flexible terms.

“There is good availability on the site, with seven units from phase 1 totalling almost 34,000 sq ft immediately available – 9,000 sq ft of which is already under offer and another nine units ranging from 3,100 to 6,000 sq ft coming to the market in October.”

Other features of St Modwen’s Holbrook units include full height roller shutter doors, connection to all mains services, 5.5m eaves height for loading access and CCTV surveillance. The site is five miles south of Sheffield city centre.
