Property with potential for profit

A typical Ouse housetype House prices in Aberdare may have risen faster than anywhere else in Wales last year, but it’s still a place to pick up a bargain – with potential for further growth. Halifax plc confirmed that house prices rose by an average of 23% in Aberdare in 2006, but it remained among the three Welsh towns with the lowest average prices.

This should make developer Redrow’s range of two, three and four-bedroom homes at Three Oaks, in Cwmbach, on the edge of Aberdare, an appealing investment – especially as this is the only large scale private residential development to be built in the Aberdare area for six years.

Debby Pavitt, area sales manager for Redrow Homes (South Wales), comments: “When announcing the results of its annual house price survey, the Halifax said that the relatively high affordability of property in Aberdare had been ‘a key factor boosting demand, providing a springboard for the sharpest growth’.

“Nothing is ever guaranteed but, since the survey also showed that prices in Aberdare remain among the lowest in the country, then hopefully home owners can expect to experience further growth over the next 12 months or more.”

Those looking to invest in a new home at Three Oaks can currently choose from a selection of three-bedroom terraced and detached houses from £154,995 and four-bedroom terrace, semi and detached, from £181,995 to £231,995.

Debby adds: “The development offers lovely views of surrounding woodland and countryside, but is only two miles from Aberdare town centre. There’s a good choice of schools locally, to appeal to families, a supermarket nearby and all of the amenities of Aberdare within easy reach. Cardiff and Swansea are also both easily accessible making Three Oaks a good choice for commuters.”

If the location, potential for house price growth and Redrow’s reputation for a quality product isn’t enough to convince would-be home owners, then the icing on the cake has to be Redrow’s latest offer to pay £500 per month towards the mortgage for one year on selected plots.

Alternatively, potential purchasers with an existing property to sell may be able to part-exchange their current home for a brand new model, ensuring a quick and easy move with no worries about chain-breaking.

Among the homes available at Three Oaks is the four-bedroom Ribble, a spacious home whose roof space has been cleverly converted to create a sumptuous master bedroom with en-suite shower room – the perfect, peaceful retreat at the top of the house. A semi-detached Ribble with single garage is priced from £207,995.

Home buyers can also choose the Ouse, a four-bedroom detached home from £206,995. It too has ‘rooms in the roof’ and a host of family friendly features, including a utility room off the kitchen, downstairs cloakroom, and an open-plan kitchen / dining room that’s the perfect place for families to convene.

Also featured is the Neale, a four-bedroom, three-storey town house, from £181,995, which has a first floor lounge as well as an informal living area / family space on the ground floor.
