Appealing incentives attract buyers to The Woodlands

Leading Kent housebuilder, Ward Homes, has sold 13, three-bedroom homes in the last ten weeks at The Woodlands, its development in Boughton Monchelsea, where prices start at £199,995.
A range of attractive incentives have played a significant part in helping the buyers commit. Seven bought through HomeBuy Direct and two through Head Start. Another two took advantage of Ward’s Part Exchange scheme that alleviates all the hassle and uncertainty when buyers have a property to sell.

HomeBuy Direct gives homebuyers the chance to move in for only 70 per cent of the purchase price. Through the Government-backed scheme, Ward Homes matches the Government funding pound for pound to provide an equity loan to the homebuyer of up to 30 per cent. The buyer finances the remaining 70 per cent either through a mortgage, a deposit or a combination of the two. There is no interest to pay on the equity stake for the first five years, although a small fee will be charged from the sixth year onwards.
Buyers can redeem the loan in instalments, purchasing up to 100 per cent of the equity after their initial purchase by buying additional equity at the market rate. Alternatively, if they sell their home, the equity loan is repaid by way of a proportionate share of the sale proceeds.
The Head Start scheme, exclusively for first time buyers and key workers, delivers a brand new home with only an 80 per cent mortgage and 5 per cent deposit. Ward offers the other 15 per cent as an interest free loan for up to 10 years. The repayment of the 15 per cent is at the market value at the point of resale, transfer, or the end of the ten year period, whether this is more or less than the original purchase price.
With the popular Part Exchange arrangement, Ward Homes buys the purchaser’s existing home at full market value, alleviating them of the hassle of arranging a HIP, being in a chain and the cost of estate agent fees.
The recent successful buyers at The Woodlands have all chosen three-bedroom, semi-detached houses with a generous kitchen/dining area and a separate living room that opens on to a garden through French doors. All bedrooms are doubles and the third bedroom could be used as a playroom or home study, if preferred. There are two bathrooms, including an en-suite shower room to the master bedroom. Each home has its own garage.
The Woodlands is an attractive development, set within a rural location and picturesque countryside. It is also very conveniently located; Maidstone, with its excellent selection of shops, bars, restaurants and plenty of entertainment, is just five miles away. Local attractions such as the Millennium River Park, with its nature trail and adventure play ground, are ideal for family days out.
Getting around for work and holidays is easy too. The nearby A229 gives quick access to the M20, which links to the M25. For holidays, the Channel Tunnel is 30 miles away and Gatwick Airport is about an hour’s drive.
