Taylor Wimpey has become a corporate ambassador for the Kent Wildlife Trust in association with its Leybourne Chase development of property for sale in West Malling, Kent.

Leading housebuilder Taylor Wimpey, which is creating a fabulous new eco community of apartments and houses for sale in West Malling, has become an ambassador for Kent Wildlife Trust.

Thanks to a wide range of projects catering for all creatures, great and small, the Leybourne Chase development of new homes in West Malling offers fantastic lifestyle opportunities to all sorts of home-hunters.

And as well as discerning movers and native inhabitants, the new community of properties to buy in West Malling has attracted the attention of Kent Wildlife Trust, which has recently inducted Taylor Wimpey as a Corporate Ambassador Member.

For homebuyers at Leybourne Chase, set within 140 acres of parkland, this will offer the fabulous additional benefit of individual Kent Wildlife Trust annual membership packages included with the new property in West Malling they choose at the development.

The packages include exclusive news and guides from the Trust, enabling members to enjoy talks and activities organised throughout the year as well as getting more from their visits to Kent’s wide selection of exciting natural habitats and environment areas.

Fiona Creed, Regional Sales and Marketing Director for Taylor Wimpey, says: “We have made every effort at Leybourne Chase to ensure the local wildlife and natural habitat are well cared for and that this development minimises its effect on the natural environment.

“Anyone seeking a peaceful, semi-rural lifestyle in a beautiful location need look no further than this exciting new community, where wonderful wildlife is never far away.”

Among the new properties currently available at the development is the delightful two-bedroom, two-bathroom ‘Malden’ apartment, priced at just £144,496* with the leading housebuilder’s popular easystart shared equity scheme.

Alternatively three-bedroom homes start from only £249,995, four-bedroom detached designs starting at £384,995 and the fabulous five-bedroom ‘Bloomsbury’ priced £549,995.

In addition to membership of Kent Wildlife Trust, homebuyers at Leybourne Chase can take advantage of a range of special incentives to suit their circumstances, including assistance for first-time buyers and Taylor Wimpey’s Part-Exchange scheme for those with a property to sell.

Full details on all incentives and terms and conditions are available from the Sales Executive at the development.

Set within the leafy grounds of the former Leybourne Grange manor house and hospital, Leybourne Chase is the second phase of Taylor Wimpey’s highly sought-after development.

Alongside high-quality apartments and homes for people, a purpose-built ‘bat house’ has been created within the development grounds, plus numerous bat and bird boxes installed within the existing woodland.

A dormouse bridge has been constructed to connect habitats either side of the new road leading to the development from the A20, enabling the tiny creatures to cross safely, and purpose-built tunnels for water voles have been installed either side of a new culvert to Leybourne Stream, giving them continued access to the riverbank.

A review carried out by ecologists into the badger population found that badger setts along the route of the new road into the development are unused, and could therefore be closed safely to enable its construction, while slow worms and reptiles have been relocated by ecologists to suitable areas within the development site, to protect them while the new homes are being built.

Nearly two-thirds of the development site – some 140 acres – are being preserved as green open space for recreation and leisure, including parks, recreation grounds, fields, children’s playgrounds, sports pitches, ‘trim trail’ footpaths, community allotments, a lake and an arboretum.

In time, the development will also enjoy a good selection of local amenities, including a community centre, a convenience store and a health centre.

Local facilities already within easy reach include infant and junior schools, shops and pubs, while nearby Aylesford is home to a wider choice of shopping and schools for youngsters of all ages.

For commuters, West Malling railway station is just over a mile from the development and provides regular services to London Victoria. Maidstone is only seven miles away by road, while quick links to the M20 means central London is within easy reach.

Leybourne Chase forms part of the Hospital Sites Programme run by the Homes and Communities Agency (HCA), the national housing and regeneration agency, to bring 96 former hospital sites back into productive use. As well as working with Taylor Wimpey to develop the site, the HCA is providing funding to ensure new and affordable homes are available for the local community.

Further information on Leybourne Chase is available by visiting the Sales Information Centre and showhomes, located off London Road, West Malling, and open daily from 10.30am and 5.30pm.
