A breakthrough year for Murcia real estate

The southern Spanish region of Murcia has enjoyed a landmark year and almost singlehandedly carried the torch for positivity in Spain in 2011. A trio of key progressions - the Paramount-branded Theme Park, a new international airport at Corvera and the imminent AVE train network extension – have kept the Region in the headlines and local estate agent Mercers in a selling groove.

Predicted to be operational in 2015 and profitable by 2018, the Paramount-branded Theme Park had been eyed with scepticism until tangible plans were unfurled throughout 2011. Park officials at last month’s Arab-Spanish Investment Forum said that although the total funding required ran to 1,093 million euros, just 40 million euros would be enough to get the diggers in to commence groundwork in March 2012. Interested parties are said to come from consortiums in both America and China who find the Theme Park / Lifestyle Centre mix appealing and more sustainable than just a straightforward Theme Park. The economic impact of the project could make up 2% of the Region’s GDP in forthcoming years.
An undoubted sweetener for the Paramount brand was the serious construction effort underway to bring the new international airport at Corvera to a swift conclusion. AENA has now been formally announced as the Airport’s managing operator and practice flights are expected to take place before the close of 2011, a number of scheduled services to start in spring 2012 and the Airport fully operational by late summer. The facility has an initial capacity for three million passengers a year, including many who currently use Alicante’s Airport. Nearby San Javier Airport will return to military use only so as not to compete with Corvera.
Spring 2012 is also mooted as the date that construction work will commence on the AVE rail link. In October, the European Commission Vice President indicated that the “Mediterranean Corridor” linking the French border to Algeciras in southern Spain was a priority and would receive financial backing from the EU. The Regional Government has requested that the AVE stops at Corvera Airport, making it the first airport in Spain to be crossed by a high-speed rail link and the third, after Barcelona and Madrid, to have a rail link at all. They also hope that the rail link will connect the Airport directly to the Paramount-branded Theme Park to their mutual benefit.
Chris Mercer concludes, “All of this exciting large-scale development is creating huge momentum for the private purchase of holiday homes – especially within Camposol Golf Resort which is ten minutes’ drive from the Theme Park. Murcia will be viewed as a secure investment, particularly for rental income with the considerable job creation in the area. Paramount alone is said to require 22,600 construction workers, great news for the Region and of course this influx of workers will require accommodation, so our investment clients are looking forward to a profitable near future unlike most other areas in Spain.”
