Mirleft, Morocco – where the living is easy on the eye and on the pocket La Dune, perched on a stretch of beautiful beach in Mirleft, a tiny fishing town south of Agadir, is a resort of four bedroom four bathroom Arabic-styled villas arranged over three floors to maximize the attractive sea views. Suitable for families, couples, groups, sun worshippers and sports fanatics, La Dune offers high standards and quality fittings at an affordable price.

The tiny Moroccan fishing town of Mirleft, south of Agadir, is perched between desert and sea and basks in perpetual sunshine. First discovered by the hippies of the 1970s, Mirleft has grown and evolved to attract lovers of both nature and sport – particularly surfers and windsurfers. Although it stops just short of becoming an all-out hippy haven, Mirleft is nevertheless immensely popular with artists, musicians and generally anyone after a serious dose of chill out. Often compared to the Spanish surfing capital, Tarifa, on the Costa de la Luz, Mirleft even has its very own surfing legend semi-permanent resident, Jeff Hakman. Co-founder of Quiksilver USA, Jeff has won the major surfing titles on the planet and although now in his 50s, is often spotted catching the impressive waves.

Displaying a gentle bustle, with many cafés serving up fresh fish, Mirleft has six attractively named beaches – Fish Beach, Camping Beach, Coquillage (seashell) Beach, Atlas Beach, Plage Sauvage (wild) and Marabout’s (Saint’s) Beach – the latter scenically dramatic with some impressive rock formations and an ancient tomb to explore. The friendly village also hosts a Monday souk devoted mainly to second-hand items to further cement the boho-chic vibe. With only 30 rainy days a year and spared the searing heat of inland areas, Mirleft has become fashionable with northern Europeans, mainly the British and French.

La Dune, perched on a stretch of beautiful beach in Mirleft, is a resort of four bedroom four bathroom Arabic-styled villas arranged over three floors to maximize the attractive sea views. Suitable for families, couples, groups, sun worshippers and sports fanatics, La Dune offers high standards and quality fittings at an affordable price. The gated community covering 150,000m² affords every luxury for the discerning 21st century purchaser. On-site facilities include a restaurant, lounge and piano bar, fitness centre, Spa, tennis courts, children’s club, conference centre and supermarket as well as services from catering and car hire to medical first aid and airport transfers to Agadir International Airport, a little over an hour away. Off-site nature awaits and visitors can turn their hand to beach volleyball, paragliding, water-skiing, body boarding, horse-riding and quad-biking across the dunes or maybe just a simple stroll along the shore at sunset.

With ample floor space of 283m² including a vast 100m² roof terrace, the villas are perfect for rental and a major French operator is already in place to handle the Rental Pool Programme. As Morocco’s Vision 2010 strategy continues to attract ever-increasing numbers of visitors and Mirleft itself grows in stature, a conservative occupancy of 35% per annum should be achievable giving a net return on investment of 7.25% based on a purchase price of 270,000 euros and an average weekly rent of 1,800 euros (gross).

Prices from 270,000 euros for a four bedroom four bathroom villa with fully fitted kitchen. Payment terms are 5,000 euros reservation, 20% in 60 days, 20% at foundations, 30% roof and the remaining 30% upon delivery, approximately 12 months from reservation.
